Purchase Loft Space

Hi,
We own a one bed flat in Elsinore Road, Forest Hill which is lease hold with L&Q.
Just wondered if anyone has brought their ‘Loft Space’ from L&Q and has been granted planning permission to extend?
Any tips or advice would be greatly appreciated.

I’m not sure what you have in mind, but you might want to check the Planning Portal to see what you can do under permitted development rules. Off the top of my head, you can add up to 40m^3 of volume to your loft without planning permission, and subject to certain limits such as no balconies and no raising of a pitched roof etc…

Hi, I suspect that you may find it difficult to get L&Q to engage in negotiations. Make sure that your solicitor checks that the new lease includes the air space above the roof if you plan a dormer and also a licence to alter to permit the structural alterations required. If you have an existing mortgage you will also need to contact your mortgagee to arrange for the mortgage to be ported to the new lease once granted. All possible so long as L&Q agree.
