Southwark Council propose a site allocation for this site with potential for up to 68 homes. A pub, or equivalent, must be retained though. See NSP35 in Dulwich:

Can’t say am massively surprised at this but it does seem a shame to lose a nice big pub building (on a site with a Byron association). Also, am not sure what could possibly be equivalent to a pub apart from a pub!

Walked by last weekend, really is a huge plot.

Not surprised by this - the site is owned by the Dulwich Estate (i.e. Dulwich College) and they have done the same sort of thing in the past with 2 other local pubs of interest - the Crown & Greyhound in the village (…still not reopened as a ‘boutique hotel with attached bar’ some 2 years after the original quoted completion date), and the Half Moon at Herne Hill, which was nearly completely lost as a bar/pub venue after the disastrous flooding in the area a few years back - DE were also proposing to turn that site into a dreaded “luxury apartment” development.

Strikes me that they aren’t really interested in the idea of licensed establishments on their land at all - especially if there’s lucre to be had by flogging said land off to the developers…
