Yardleys Brockley Rise - anyone know what is planned?

Looks like work on the front is under way, the inside still looks like it has some way to go bit I couldn’t see properly. Anyone know what, if anything, is planned?

Curious - DC/21/122469 was refused in August, noting the plans retain a small shop.

Reasons for refusal:

Flat C would be unacceptable in principle as it would be single person unit that is not of exceptional design quality as it would provide substandard residential accommodation as the kitchen/living/dining area would have poor outlook; and Flat A would provide substandard residential accommodation as the bedroom would be provided with poor outlook and insufficient evidence has been submitted to demonstrate that the bedroom would be provided with adequate natural daylight and sunlight. The proposed development is therefore contrary to Policy D6 Housing quality and standards of the London Plan (2021), Policy 1 ‘Housing Provision, mix and affordability’ of the Core Strategy (2011); DM Policy 32 ‘Housing design, layout and space standards’ of the Development Management Local Plan (November 2014).

The proposed two storey extension by means of its depth and height would be an overly dominant and unneighbourly form of development when viewed from the first floor residential accommodation at No. 13 Brockley Rise, resulting in harm to the amenities of those occupiers and resulting in an increase sense of enclosure and loss of outlook contrary to Policy 15 High Quality Design for Lewisham of the Core Strategy (June 2011), DM Policy 30 Urban design and local character, DM 31 Alterations/extensions to existing buildings, DM Policy 32 Housing design, layout and space standards of Development Management Local Plan (November 2014).

Perhaps they are having another go? Whatever they do, I hope they retain a shop as that front is really starting to take on some character, and it will be useful if the Jenner site is redeveloped.

They did have this one approved last year and the planning permission for that version will still be in place.

It looks as though they maybe tried to squeeze an extra flat in.
